Haliburton County Market Report October 2023
We saw a bit of a drop in sales and new listings as the end of the busy summer season approaches.
Residential average sale price is holding steady around the 500K mark, where it has been sitting for most of the year. The percent of list price has decreased to slightly below 95% on average. Properties are sitting on the market for 47 days on average, there was a total of 24 new listings and 16 sales in the month of October for Residential, non-waterfront properties in Haliburton County.
As per usual this time of year the waterfront average sale price took a bit of a dip, sitting 15% lower than this time last year at just under 800K. Waterfront properties are sitting on the market for an average of 51 days and typically selling for around 93% of asking price. there were 37 new waterfront listings and 25 sales in the month of October.
As a whole the cottage country market is slowing down, as it usually does this time of year. The numbers for the most part are very similar to what we were seeing in October of 2022 and pretty consistent with what we have been seeing this year.
There is a fair bit of inventory, in all price ranges, still on the market, that mixed with the slightly lower average sale prices and list to sale price ratio makes it a great time for buyers to start looking! The fall market tends to be a great time to buy!
For those thinking of selling, although properties are selling for a little less than they have been, there are still a lot of buyers out there looking, properties are selling at good prices in a reasonable amount of time!
